A safe property verification process separates title, planning or layout approval, RERA registration where applicable, encumbrance review, physical inspection and written commercial terms.

Planning approval and RERA are not the same thing

Planning / layout authorityAuthorities such as APCRDA, VMRDA or HMDA publish planning resources for their respective jurisdictions. The relevant authority depends on the exact location.
RERAAP RERA and Telangana RERA regulate registered real-estate projects where the law requires registration. RERA registration is a separate check from title and planning approval.
TitleOwnership and transfer rights must be checked separately from planning or RERA status.
EncumbranceRegistered charges or prior transactions should be reviewed as part of legal due diligence.

A safe verification sequence

  1. Write down the exact project/property name, locality, survey number and plot/unit number.
  2. Ask for the claimed approval number and authority name.
  3. Check the relevant official planning authority portal or documents.
  4. Check AP RERA or Telangana RERA where project registration is applicable.
  5. Review title and encumbrance documents separately.
  6. Physically inspect the property and access road.
  7. Get important price, refund, possession or development promises in writing.
